Updated four-season south-west facing Lake house is located just two hours from Toronto on the spring fed, crystal clear Sucker Lake. Only minutes away from the quaint town of Rosseau; ideally located to take advantage of all Muskoka cottage country has to offer. Located off a well maintained road and down a private driveway on 1 acre of land this cottage offers great privacy to relax overlooking the lake with plenty of deck options to choose from. For the early evenings, a private screened gazebo is located at the water's edge with a picturesque view of Sucker Lake to watch the sun set. This cottage is a great family place to get away, or entertain. Loads for the kids to do, bike, swim, fish, boat, tube, waterskiing, play basketball, kayak, or in the winter skate, ice fish or snowmobile. Sparrow's Nest cottage is a beautiful open concept living space with high vaulted ceilings and floor to ceiling picture windows offering a bright interior and gorgeous lake views. The cottage comfortably sleeps up to 12, has 3 spacious bedrooms in main cottage with an ensuite off the master and a main bathroom. From either the master or queen-sized guest suite enjoy your morning coffee on the enclosed deck overlooking the lake. Kids and adults alike will enjoy turning the bunk room into a multicolored hangout with LED lights and with double sized bunks there is plenty of space to relax and recharge. Older children or guests can hangout and stay in the brand new custom built loft style bunkie, play various board or video games, watch movies or relax and read. For extra guests that happen to 'drop-in' for a visit; no worries as pull-out-couch options are also available.
Whether you plan to dine, drink, entertain or just relax there are plenty of spaces to do both inside and out. The live edge dining table easily seats 8 plus extra seating for 4 at large island. Prefer to eat outdoors, there is an 8 person dining table on the upper deck and muskoka chairs scattered about to catch views from every angle. The sun filled living room and family room offer lots of options to curl up and read or watch the big screen tv.
Bright well equipped kitchen with stainless steel appliances, large granite island, dishwasher, Keurig, milk frother, toaster, pots, pans, baking sheets, kettle, microwave, dishes, crock pots, frozen margarita machine and water cooler. Propane BBQ on upper deck off family room. Main bath closet has washer, dryer.
Enjoy all day sun and lounge on the spacious shoreline dock; plenty of privacy with 197' of natural shoreline with multi-level decks down to the water; plus a charming gazebo to take in the views with gorgeous South-West exposure. Prefer shade, cozy up in any number of spots on the tree covered decks and terraces. Sparrow's Nest is nestled in the trees above a quiet bay on the North end of the land locked lake, perfect for kayaking, SUP, tubing and waterskiing. Deep water off dock for swimming or boat docking. Swimmers will enjoy playing and jumping off the 6x20ft lily pad, loungers will enjoy sunning with a drink on the floating island. In the evenings pull up a chair and roast marshmallows over the outdoor fire pit.
Sucker Lake has a private boat launch on the southern end of the lake. Or Lake Rosseau's free public boat launch is a 10 minute drive, for all day boating on Muskoka's big three. Close to hiking, golf and snowmobile trails. In the winter ice fish, snowmobile or skate right on Sucker in your own front yard.

Sucker Lake has a boat launch; < 21ft boats / jet-ski's are ideal for water-skiing or tubing during the day. Have a larger boat, no problem as the free boat launch 10 min away in Rosseau gives you access to the BIG 3 lake chain of Rosseau, Joseph and Muskoka. NOTES Cancellation Policy Cancellations by Renter: To cancel a reservation, the Renter must advise by email and receive a response confirming receipt of email before cancellation is deemed accepted. A Renter cancelling reservation 61 days or more before Arrival Date will have the deposit refunded, less the 4% booking fee. A Renter cancelling 31 days before Arrival Date will forfeit the entire 50% deposit. Should a Renter fail to pay the balance 30 days before Arrival Date, the reservation will be treated as cancelled, and the Renter will forfeit 50% deposit. A Renter cancelling 1-29 days before Arrival Date will forfeit 100% of the Rental Fee. If the Property is able to be re-booked for the same rental period, 50% of the rental fee will be refunded to original Renter. Cancellations by Owner/Manager: The Owner/Manager reserves the right to cancel this Rental Agreement at any time, at which point all payments will be refunded to Renter.
