It is an entire island located on Big Rideau Lake, with a main cottage and four additional outbuildings. It is off-grid, currently using a combination of propane, solar and gas-powered generator for energy requirements (details below). The property is accessible only by boat, typically from early April until late November. It is approximately a 5-10 minute boat ride from Portland, ON. 2% commission offered to buyer agents. Energy Details Property is off-grid -- there are propane lights, fridge and stove in the main cabin and a propane radiator in one of the bunkies. The current owners use multiple solar panels feeding batteries to run the water pump and for charging phones, computers, etc. They use a gas-powered generator for any other / bigger power needs. Handheld lanterns and flashlights are also part of nightly routines.
Waterfront and Lake Information There is approximately 30 feet of dock running along the shore and a finger of about 15 feet jutting out into the lake. The swimming is excellent right off the dock, with clear, clean water quickly dropping to about 12 feet in the channel between Oak Island and Bungalow Island. There is lots of open, deep water nearby for water skiing / tubing / etc. Big Rideau is an excellent fishing lake, particularly for smallmouth bass. There are also largemouth bass, pike, walleye, muskie, lake trout and all kinds of different panfish. Bass, pike and panfish can be caught off the dock and various other points around the island all season. Without going through a lock, you can boat from the cottage to Portland or Rideau Ferry. Both villages have stores, marinas, gas and a couple of restaurants each. If you want to take a day trip through a lock, you can also get to Westport or Newboro to the West, or Smiths Falls to the East.
Access: The current owners dock their boat -- a 2013 Princecraft Ventura 194 -- at Len's Cove marina, which entitles them to free parking at the marina. Ask about the possiblity of also buying the boat and assuming the marina contract.

Note: Big Rideau Lake is about an hour from Ottawa and about 3 hours from Toronto or Montreal. Oak Island is near the middle of the lake. There is no pedestrian or car ferry service to the island; it can only be accessed by personal boat from a number of access points, including the villages of Portland and Rideau Ferry. The closest small public launch (Willis Wharf) is ~1 km from the island.
