NOTE:
East Ferris Township has issued our short term rental license for 2024. Please see the license posted in our photo section.

All renters are required to follow the by-laws of the township. The key ones are provided in our information package and form part of the rental agreement. Monthly rentals are separate from and not controlled by By-Law of the short-term rental license of the Township. However, other local By-Laws are to be followed during monthly rentals. We do not offer daily rentals.

GENERAL:
Surround yourself in nature in any of the great northern Ontario seasons. Our family Lake House is located on 3 acres of private forest and lawns with 200' frontage on the north shore of Lake Nosbonsing, 25 minutes southeast of North Bay Ontario, 3 1/2 hrs. north of Toronto via HWY 11 or less than 4 hrs west of Ottawa via HWY 17.

We plan to offer 2024 weekly rentals June, July, August from Saturday 4 PM check-in to the following Saturday check-out at 11 AM.

Monthly rentals are available only from January to May and from September to December from 4 PM on the first day of the month to 11 AM on the last day of the month.

We require renters to sign our Covid-19 waiver in which our goal is to protect you and ourselves so that no one entering the lake house is currently Covid-19 positive or displays Covid-19 symptoms. We have arranged for professional cleaners to prepare the lake house for renters.

In May 2022 the East Ferris Township passed a new By-Law 2022-23 for regulating short term rentals (less than 28 days). That By-Law is in effect and the owners must apply annually for a permit to rent. Both owners and renters must abide by the terms or face penalties. We include that By-Law as a section of our rental agreement for short term rentals.

Note: On HWY 11 about 15 km south of North Bay, exit right at #329 ramp. Follow Lake Nosbonsing Road for 6km. At JCT of Astorville/Corbeil roads turn left for 3.5km to Big Moose Road. Follow this for 1.3km. Turn right to Guillemette Road for 1.2km to Osborne Lane.

On HWY 17 at 10km east of North Bay exit left to HWY #94 south for 2km to Corbeil. Exit left to Nosbonsing Road for 7km to Big Moose Road. Follow for 1.3km. Turn right to Guillemette Road for 1.2Km to Osborne Lane.

If the Renter cancels the signed Lake House Rental Contract more than sixty (60) days before the start of the rental period, there will be a 100% refund of the deposit received.

If the Renter cancels the signed Lake House Rental Contract less than sixty (60) days but more than thirty (30) days before the start of the rental period, there will be a 50% refund of the deposit received ? less a $50 handling charge.

If the Renter cancels the signed Lake House Rental Contract less than thirty (30) days before the start of the rental period, there is normally no refund of any portion of the deposit, however, during the continuation of the Covid-19 pandemic, if the Renter or a member of the Rental Group is confirmed to have Covid-19 or symptoms of Covid-19 within 14 days prior to the beginning of the rental period - the contract will be cancelled and there will be a refund of 75% of the deposit received, provided a doctor's note or other evidence confirming the Renter or a member of the Rental Group tested positive for Covid-19 is provided .

This was our second stay at The Lake House, and it was even better than our first visit. The cottage is lovely, clean and well-stocked. The grounds are beautiful and well-kept. The children love building sand castles on the beach and making S'mores at either of the two bonfire areas. We were able to have long overdue visit and barbeque with family, (outside and safely socially-distanced, of course). We plan to make the trip an annual tradition, as long as The Lake House is available. Thank you for another wonderful vacation!

The cottage was spotless, well maintained and everything a family could possibly want was there. The bedding and towels were new and of high quality. The kitchen and bathrooms were well equipped and comfortable to use.

The location of this cottage is very quiet, the view of Lake Nosbonsing is spectacular and the dock and beach area had a cosy sitting area with a fire pit. If I could offer any suggested improvements it would be to add some under cabinet lighting in the kitchen. I found the kitchen not to be as well lit as it could be, however still very acceptable.

Our family will definitely stay here again and I would recommend it to everyone.

Thanks Sharon for your suggestion. We have added a new brighter ceiling light and a new kitchen stove. As part of the continuing changes we added new curtains in the dining room and living room that open fully to give you a larger view of the property and lake when looking out of the large picture window. We also installed a new fire pit with screened protection for spark capture in light wind at the beach.
