DESCRIPTION: Balsam Lake, WEST BAY Cottage Fabulous, large four-season home/ cottage situated only 1½ hours from Toronto on prestigious Balsam Lake with 100 ft weed-free, sandy-bottomed swimming. Very scenic well treed lot in high demand upscale area. Excellent swimming, fishing and boating on the number one lake in the Kawarthas, popularly known as the "new Muskokas of Ontario". East exposure produces breathtaking sunrises.
Consists of two levels, Upper and Lower. It is connected by inside stairs as well as external doors on each level. It has a total of 5+ Bedrooms and all the necessities to comfortably sleep 10 Adults and Children age 15 and under. Ideal for extended families or larger groups of friends up to 16 persons.
Conveniently situated 12km and 24km from the towns of Fenelon Falls and Lindsay respectively. Just 14km (13 minutes) away from the Balsam Lake Provincial Park with One Day Passes, and all its other facilities. Directly accessible to the famous, scenic Trent-Severn Waterway with its many locks and points of interest.
100 ft waterfront property on the calm side of the lake with a 36 ft dock. Amazing sandy-bottomed swimming, gradually increasing in depth. Ideal for both kids and adults. Excellent for avid boaters, ski-ing, wakeboarding, fishing, water sports and winter activities.
Large 100ft x 228ft level lot. Good for lots of outside activities, evenings by the fire pit, games etc. Includes dock, fire pit, outdoor furniture, 2 BBQs and parking for 6 to 8 vehicles.
Nearby offsite activities include golfing, camping, casino, snowmobile trails, marinas, boat rentals, boat cruises, restaurants, go-karting, horseback riding, mini golf, theatre, hiking, stock-car racing, harness horse racing, art galleries, canoeing, kayaking and craft markets.
UPPER SUITE:
Large Living Room, and large dining room with dining table that comfortably seats 8 to 10, with vaulted beam ceiling and beautiful stone wall. Opens to panoramic lake views and stunning sun rises. It has its own propane BBQ on the lower deck (cylinder not required).
Large fully-equipped kitchen with ceramic floors, fridge, built-in dishwasher, smooth top stove, quality cookware, cutlery, appliances and much more. Large capacity, stacked washer and dryer included.
Ceiling fans throughout. All bedrooms have lots of cupboard space. In addition, there is a queen size sofa-bed and double Futon couch/bed. Cottage easily accommodates up to 10 adults plus 6 children.
Fully equipped. Dishwasher, microwave, toaster, toaster oven, coffee maker with filters, electric kettle, blender, cutlery/crockery/pots and pans/cooking utensils (for 12 persons per level), large dining table, stacked washer & dryer, satellite TV, DVD-VCR-CD Player Combo. Pillows, Quilts & Blankets provided (guests to bring their own bed linen and bath/lake and kitchen towels).
Treated lake-water supply, which is good for showers, washing hands, dishwasher etc. Drinking water provided by way of two water coolers (Upper and Lower Suites). These utilize the large 5 Gallon jugs. We provide one on the cooler (could be partially used) plus one full jug. Thereafter, guests are required to refill/purchase additional jugs as required. Nearby groceries are Sobey's, Independent and Foodland.
LOWER SUITE:
Scenic lake view from spacious Living Room and large, open concept Kitchen.
Lower Living Room opens onto stone patio and walkout to fantastic view of large treed waterfront. Patio has its own propane BBQ (no cylinder required) and facilitates wheel chair access via the lawn.
Two Bathrooms exist on the Lower Level. One five-piece with double sinks and a large bathtub. The other, full three-piece with large shower stall.
Large eat-in kitchen, with lots of cupboard space. Fully equipped similar to the Upper Suite, with large microwave. Per new Kawartha Lakes Regulations, (implemented in 2023), existing stove was removed.
The Lower Level has its own fridge, freezer, built-in dishwasher, microwave, toaster, toaster oven, coffee maker with filters, electric kettle, blender, cutlery/crockery/pots and pans/cooking utensils (for 12 persons), large dining table, washer & dryer, satellite TV, DVD-VCR-CD Player Combo, Pillows, Quilts & Blankets provided (guests to bring their own bed linen, bath/kitchen and lake towels).
In the Lower Suite, 2 bedrooms exist (4th & 5th within cottage), with lots of cupboard space. It also has a double sofa-bed and double Futon couch/bed. All rooms and facilities add up to comfortably accommodating up to 10 adults plus 6 children.
Ceiling fans are throughout the cottage. 2nd full laundry facility exists in the Lower Suite. This includes full capacity Washer, Dryer, built-in cupboards and Utility Sink in a self contained laundry room.
Lower Suite water supply is the same as for the Upper Suite (Including a water cooler)
For further convenience, both the UPPER and LOWER Living Rooms each have a Sofabed as well as a Futon.
