NOTE: East Ferris Township has issued our short term rental license for June, July, August 2025. Please see the license attached in the photo group. All renters are required to follow the by-laws of the township. The key ones are provided in our information package and form part of the rental agreement. Monthly rentals are separate from and not controlled by By-Law of the short-term rental license of the Township. However, other local By-Laws are to be followed during monthly rentals. We do not offer daily rentals. GENERAL: Surround yourself in nature in any of the great northern Ontario seasons. Our family Lake House is located on 3 acres of private forest and lawns with 200' frontage on the north shore of Lake Nosbonsing, 25 minutes southeast of North Bay Ontario, 3 1/ 2 hrs. north of Toronto via HWY 11 or less than 4 hrs west of Ottawa via HWY 17.
We plan to offer 2024 weekly rentals June, July, August from FRIDAY 4 PM check-in to the following FRIDAY check-out at 11 AM.
Monthly rentals are available only from January to May and from September to December from 4 PM on the first day of the month to 11 AM on the last day of the month.
We require renters do not have Covid-19 anytime during their stay. Our goal is to protect you and ourselves so that no one entering the lake house is currently Covid-19 positive or displays Covid-19 symptoms. We have arranged for expensive professional cleaners to prepare the lake house for renters.
In May 2022 the East Ferris Township passed a new By-Law 2022-23 for regulating short term rentals (less than 28 days). That By-Law is in effect and the owners must apply annually for a permit to rent. Both owners and renters must abide by the terms or face penalties. We include that By-Law as a section of our rental agreement for short term rentals.
The all-season furnished 3 bedroom back-split with 1,600' living space has a finished basement and is suitable for a family vacation or group of 4 to 8 or a couple's retreat. No cats are allowed. One or two sociable house-trained dogs are allowed. No dogs are permitted to be on any beds or sofas or chairs. We have leather furniture in the living room and dining room.
We have a comfortably equipped modern kitchen, dining room, living room, family/recreation room, bedrooms, one full bathroom, one separate basement toilet facility and a laundry room.
There is a drilled well with potable water and large containers of bottled spring water for drinking if you prefer. Refills are available locally.
There is a full linen closet with towels and bedding. If you wish to bring your own towels and/or bedding and pillows - there are 4 beds: 2 queen beds in the upstairs bedrooms and 1 queen and 2 twin beds downstairs. Bring your food, beverages and personal items. To assist the cleaners we request that you deposit your used bed linens and dry towels in the laundry room when you leave. Wet towels must be hung on the clothes lines in the basement.
Downstairs we have a wood burning fireplace, sofa, chairs, bar area and extra sofa beds in the recreation room and front bedroom, full laundry facilities and a separate toilet downstairs. The Lake House is heated by propane gas forced air.
Indoor entertainment includes: 1 4k smart TV ( Netflix and various streaming apps for you to sign in to your account), numerous HD and SD TV channels, Stingray music channels; internet; radio; separate Blu-Ray/DVD and VHS tape players, various board games, and lots of reading books.
Outdoor activities on Lake Nosbonsing (7 km length, about 12' to 15" average depth) include in the summer: canoeing, kayaking, power boating, fishing, swimming, sailing.
Local outdoor activities in the winter include snowmobiling, cross-country skiing, snow-shoeing and ice-fishing. You can access the lake directly off our property all year.
We have a BBQ, picnic tables, chairs, hammocks, lawn games and a private sand beach. The private dock is suitable for a maximum of one 18' boat. The government boat launch is about 10 minutes away by road or water. For your ventures on the lake we have a Scott two person fiberglass canoe, two single person Pelican kayaks and a 12' aluminum row boat (can take an electric motor or 4 HP outboard) . If you wish to use our canoe or kayaks or row boat please bring your own life jackets. We do have life jackets available for your use that should be returned dry to the storage box. However for legal reasons we cannot certify that they are safe in all conditions and we will not be responsible for your safety if you use our life jackets in extreme weather conditions. Exploring the lake is fun. Make it safe as well.
Outdoor open fires are permitted at the beach fire pit when there is little wind and only during permitted times. There is a screened fire pit on the lawn that should be used if it is windy at the beach. There are two 18 hole golf courses within 20 minutes drive (Clear Springs and Osprey Links). Nearby villages of Astorville, Corbeil and Callander have restaurants, grocery stores, retail shops, Bank/ATMs and LCBO. The East Ferris Medical Centre is located at 649 Astorville Road about 2 km from our property. North Bay offers a great variety of shops, churches and venues for the tourist year-round. There is a new casino in Callander.

The central air conditioning for summer is controlled by a thermostat in the dining room. The same thermostat controls the forced air propane furnace during the heating season. | We spent 2 weeks here and couldn't have been happier with the accommodations and the beautiful grounds. The view was incredible, the property was so well maintained and the cottage was stocked with everything you would have in your own home. Robert is a great host and hopefully there will be an opening in next years rental schedule for us to return.

| This was our second stay at The Lake House, and it was even better than our first visit. The cottage is lovely, clean and well-stocked. The grounds are beautiful and well-kept. The children love building sand castles on the beach and making S'mores at either of the two bonfire areas. We were able to have long overdue visit and barbeque with family, (outside and safely socially-distanced, of course). We plan to make the trip an annual tradition, as long as The Lake House is available. Thank you for another wonderful vacation!

| The cottage was spotless, well maintained and everything a family could possibly want was there. The bedding and towels were new and of high quality. The kitchen and bathrooms were well equipped and comfortable to use.
The location of this cottage is very quiet, the view of Lake Nosbonsing is spectacular and the dock and beach area had a cosy sitting area with a fire pit. If I could offer any suggested improvements it would be to add some under cabinet lighting in the kitchen. I found the kitchen not to be as well lit as it could be, however still very acceptable.
Our family will definitely stay here again and I would recommend it to everyone.

As part of the continuing changes we added new curtains in the dining room and living room that open fully to give you a larger view of the property and lake when looking out of the large picture window.
