Experience the Lake House Effect! STA# NBP-2022-193 Welcome to our cottage nestled on the shore of Long Bay inlet on Lake Huron in Tobermory. We are directly on the waterfront of this calm, shallow bay which is perfect for swimming, canoeing, kayaking and sunbathing. Children will love the calm water here as it is quite shallow (and warmer than the deeper areas!). Relax by the fire pit and watch the sunset over the trees. Experience breathtaking views of the lake from our wrap-around deck as well as from inside the cottage. We have ensured there are plenty of places to bask in the beauty of the scenery from the cottage, inside and out. Our cottage was built in 2017 and it is equipped with all of the modern amenities you may need to ensure your vacation time is stress free. There is a washer, dryer, microwave, dishwasher, full sized fridge and stove. The kitchen is bright and airy with an island that seats 4. There is also a full sized table that seats 6 with a lovely view of the water while you enjoy your meals with family and friends. The main sitting area has a cathedral ceiling, gas fireplace and a 50 inch flat screen smart TV with a Netflix account for you to enjoy. We also have unlimited internet and wireless access. Wall to wall windows along the front of the cottage ensure you don't miss out on the view. There are three bedrooms and two bathrooms. An ensuite is attached to the master bedroom which has a queen sized bed and a large walk-in closet. The second bedroom also has a queen sized bed and closet. The third bedroom has two twin beds and a closet. All of the mattresses are protected with a mattress cover. The town of Tobermory is only a 10 minute drive away. Some of the best hiking in the world is 22 minutes away at the Bruce Peninsula National Park. The grotto at Cyprus Lake is a must see. We are also a short drive to Singing Sands beach which is a perfect spot for families with young children.
The cottage is available for weekly, midweek and weekend rental in the months of October and November. During the spring and peak season we are booking weekly only (see rates for further details).
Maximum Number of people: 4 adults, or up to 6 people if at least 2 are children (under age 16).
Dogs (only) may be permitted, but must be cleared with owners in advance.
There is no smoking permitted in the cottage.
Linens and towels are not supplied.
Guests are responsible to leave the cottage clean, ready for the next guests, at the end of the rental period (cleaning supplies will be provided) and to place garbage and recycling in their respective bins at the end of the driveway.
Due to COVID-19 we are also taking extra efforts to sanitize surfaces between guests. We ask that you respect the 11 am check-out to allow adequate time for this before the next guests.
Waterfront description: shallow entry, rocky bottom. Swim shoes recommended. Excellent fishing opportunities! If you are looking for deep water swimming or prefer a gradual entry with sandy bottom, both are available within a 10-15 minute drive of the cottage.

NOTES The 4% lodging tax is a new fee introduced by the Municipality of Northern Bruce Peninsula. E-Transfer Payments: 50% of the rental fee is collected at the time of booking. The remaining 50% and a $500 deposit is collected one month prior to the rental date. Your deposit is returned within 7 days. Credit Card Payments: 50% of the rental fee is collected at the time of booking; the remaining 50% is collected one month prior to the rental date through credit card payment. Note: There is a 7% fee for all credit card payments, applied as follows: The Lake House Effect applies a 3% charge of your total rental fee on the first payment, which goes to the Credit Card company. Cottages in Canada applies a 4% fee to each payment made. The owners of The Lake House Effect do NOT receive any of the 7% fee. There cannot be a return of funds through credit card, so collection of the $500 deposit must be via e-Transfer. For International visitors, please email us regarding the deposit payment. Dog owners must clean up after their pets and ensure no excrement is left on the property. Cancellation policy: If a booking is cancelled 15 days or more prior to check in and we are able to re-book the full rental period cancelled, a refund of 100% will be given minus a $50 cancellation fee. If we are unable to re-book the full rental period, then a refund of 50% will be given. For bookings cancelled less than 15 days prior to check in, none of the rental fee will be refunded. | Can't say enough good things about this cottage and the host Kris. Cottage is a good as the pics indicate and very clean. Modern touches in kitchen, washrooms, comfortable couches and mattresses, lots of light and ventilation. Wifi is strong enough to for a few of us to be logged on working and others on their iPads. Wraparound deck affords great views and sitting options. Neighbors and the bay are quiet. Water is incredibly clear; a bit rocky to get in, but great for wading and swimming. It's located perfectly between Tobermory and some of the touristy sights (Grotto, Singing Sands beach, etc). Kris is very responsive to any queries and had some helpful insights for things to do and times to go into town. There are many places to see; we did a tour with Tobermory Wave Adventures and enjoyed seeing the area from the water and the historical and geographical information from the crew. We would have already rented it again next year, but someone already has the time were looking for; but we'll keep watching.

| Really lovely cottage with everything you might need. We loved the deck and part of it is covered which we used when we sat and watched a storm roll in. Sunsets are STUNNING here and you can see the milky way at night. The bugs were a little happy to see us at sunset but that's cottage life. The beds are comfy as well which can be hard to find at a cottage, not saggy! The two bathrooms were handy too. The Wifi is not strong enough to do remote work (if you have to access a server AND video chat at the same time) which sadly my husband had to do on Monday but he made due, gave a good excuse to not work the rest of the time we were there. This is not a downside more a heads up for all us remote workers. An extra bonus is in the main bedroom there was a HUGE closet with a bunch of games to enjoy! They had two floor fans which helped keep the cottage comfortable when it got a bit warm, I moved one into the kitchen while cooking. The water right outside the cottage was stunning and much warmer then anywhere else we tried to swim in Tobermory. And very shallow which was nice for our kid and pup. BRING WATER SHOES, a lot of slippy rocks when you go in. I would highly recommend this cottage it was clean and Kris was wonderful with communication (and returned the security deposit in two days!). At the price point, location and allowing our pup it's perfect! While you are there hit up the Little Cove Bakery and get some treats, my son and I did that almost every other morning.

| The beautiful pictures presented on the website do not do it justice...it's even more amazing! Our week away in July with family was exactly what we needed to recharge, relax, and reconnect. The cottage was absolutely spotless and fully furnished with all the comforts of your own home. The cottage was comfy and cozy and offered gorgeous views out of almost every window. The water views, sunsets, water fun including swimming and kayaking, and wilderness exploring is never ending. We spent many an afternoon sitting down by the quiet, pristine bay watching local wildlife and enjoying the mid summer warm weather. In the evenings, you have a choice of two fire pits to relax and watch the stars in the beautiful, clear skies. The location is ideal being only 10 minutes from Tobermory where we also enjoyed some shopping, ice cream nights and some fantastic fish and chip dinners. We took advantage of the local tours and spent a day at the Grotto as well as a boat tour to Flowerpot Island to fully embrace the Northern life....both of which are only minutes away from the cottage. The cottage owners were very responsive to emails and questions and checked in with us to make sure we enjoyed our stay. They sent us lots of information prior to our arrival and answered any questions we had in a welcoming, open, and inviting manner. We are definitely planning to return to the Lake House Effect cottage and would highly recommend to our family and friends to do the same.

| excellent cottage, very clean, all facilities new and clean, spacious rooms, fabulous views from living room dinning area. The owner response all inquiries in time manner. in.site washer and dryer is very helpful, especially when we have a little one easy to getvhis clothes dirty or wet.

| We had an excellent time at Lake House Effect. Such a lovely place. The views of the bay and the lake are stunning. We had a variety of weather and it offered us different perspectives each day - which we really enjoyed. Many photo opportunities with the sunsets being especially awesome. Kayaking was great fun, as were our many walks and trips to local sites. The cottage is attractive and extremely well appointed with extras you don't often find such as a dishwasher and laundry facilities. We had our dogs with us and they just had a blast. The deck has gates at either end - so for toddlers or pets - it was a very important safety feature that we appreciated. Kris is a pleasure and always helpful. We would love to return - tomorrow if we could.
