Description 1000 square feet of living space, large lot 100 x 150 and huge back yard. Four Season Cottage. The large bright living room fully furnished. The cottage is modern and has a fridge, stove, microwave, laundry. There are three bedrooms in the cottage. Bedroom 1 has a queen bed, bedroom 2 has a Queen bed, bedroom 3 has a double bed and a single bed (bunk beds). The bathroom is a four piece with a shower and tub and there are also full laundry facilities available for your convenience. Outdoor shower. Sauble Beach is one of the top ten beaches in Ontario. Features Gas Stove, Gas fireplace, Laundry, Entertainment system, 50" TV. Stereo system, Bell Express View, Apple TV, Internet, Water softener, Ceiling fans, Parking for 6 cars. Rooms- Kitchen, living room, dining room, 3 bedrooms, sleeps 7, 1 bathroom plus an Outdoor Shower. 2 blocks to beautiful Sauble Beach, 2 blocks to downtown Sauble Beach (grocery, liquor and local beer stores). Local hiking trails, Sauble Falls, golf, fishing, mountain biking, kayak/ canoe & jet ski rentals, snowmobiling, ATV
Amenities. Fully furnished, Stove, Oven, Dryer, Washer, BBQ, Fridge, Microwave, Coffee Maker, Toaster, fully equipped kitchen, cutlery, dishes, utensils.
Large private back yard, Fire Pit, Muskoka chairs, natural gas barbecue, Internet, Deck Furniture, Cutlery, TV, Dishes, pots pans, Water softener, Highchair if required, etc.,
Very private lot, 3 minute walk to beach.
All beds include mattress covers, 1 blanket per bed and 1 comforter per bed (please now bring your own due to covid 19). Renters are required to bring their own linens (bed sheets), blankets, pillows, towels, dish towels, toiletries, spices, soap, shampoo, dish soap, coffee, food items etc. There is a 3 stage water filtration system including a UV light but it is encouraged not to drink the water and to bring your own drinking water. We will not be responsible should you drink the water (please inquire if more information needed). We only rent on a full weekly basis during the prime time weeks of June 18 to September 10, 2022 from Saturday to Saturday.
Firewood is available at a cost of $20.00 per bin full (just supply for convenience to our renters at cost). Two children's wagons available onsite.
A copy of the area by laws are located in the cottage as well. Please take the time to familiarize yourselves with them.
Limitations- Absolutely no smoking in the cottage.

| Awesome cottage!! Nice to see ceiling fans in all rooms for those hot days. Nicely filled kitchen lots of everything you need even & more (if you forgot something!!) Lots of room, Clean, also short walk to downtown & short walk to the beach!!

| We rented this cottage for the first time this summer and we were very happy with our stay. We are a family of 5 and we arrived to a very clean, organized spacious cottage located minutes from the beach. This cottage is at a perfect location as it is close to downtown, Sauble Falls and the beach. The rental procedure was very clear and easy to navigate and Paul was very prompt and pleasurable to deal with.

| This was our second fantastic experience renting this cottage from Paul. It is so well equipped with household supplies, especially kitchen items, that we need to pack a lot less than we previously did renting other cottages. Having the large screen HDTV with Apple TV made our teenagers happy and the rainy days much more pleasant. We absolutely love the big, private backyard with the awesome firepit (wood conveniently provided) and the outdoor shower is phenomenal! We had a minor issue with the water beginning to smell of sulfur, and Paul was quick to install a new rod that took away the scent. Thank you Paul for all your hard work in maintaining the cottage so well! We look forward to being repeat renters!

| Just completed a one week stay at Paul's cottage which was everything we'd hoped for and more! The beach was a pleasant 4 minute walk down a lovely, quaint laneway (2nd Street). You could hear the waves from the cottage. The front deck is wonderful and gets morning sunlight, afternoon shade - perfect for dinner outside. There was a lot of love put into the landscaping and the back yard was surrounded by forest - very private. The interior was comfortable and roomy. The kitchen was well equipped and while the bathroom was dated, everything worked well especially the shower pressure. Paul was great to deal with. We would not hesitate to return to this cottage!

| We spent the whole month of February at this cottage. To be honest, it was a lot better than what we were expecting. Although February was the coldest month of the winter, the cottage was very warm and cozy. Paul is a very nice person and he was always available to respond to any issues or concerns. We had some issues with the water system and he came and fixed it as soon as we let him know. He was also very flexible with our arrival and departure timing. The cottage was very clean and warmed up when we arrived. It has all the necessary items that you would need so it feels like home when you are there. I would definitely recommend this cottage to whoever wants to get away from their busy life in the city and to stay at this nice cottage at a very reasonable price.
