The River Lea is located in Burk's Falls in the Almaguin Highlands, an hour from Algonquin Provincial Park. It is a clean, comfortable 4 season cottage on the picturesque Magnetawan River. Small wading area, dock, boat ramp, 2 kayaks + a kids kayak (under 100lbs), a pedal boat, and a canoe (various sized life jackets available). DOCK STOOLS for the swim-up bar! NO STANDING ON OR JUMPING OFF! A Ping Pong Table in the garage with a screen to look out at the river when you take a breather! Summer-paddling, boating, swimming, fishing, and ATVing. Winter-snowshoeing, snowmobiling, and cozying up by either the wood or propane stove. Winter rentals-Snow tires and 4X4 an asset Weekdays: $300 per night/ min 2 nights. Weekends/Long weekends 2/3 night min: $400 per night Check-in 4pm Friday/Check out Friday noon October 15-May 15-$2200 per week-Cleaning fee included 2024 Summer-May 16-October 14-$2400-Cleaning fee included

It is a river and therefore caution must be taken: Children MUST wear flotation devices when in or near the river. Water shoes are an asset
2000 square feet, Open concept kitchen, 2 bath, dining room, and living room with a wood stove. Almaguin Highlands (Rec) room with projector screen, propane stove and gorgeous river view.
Fully equipped Kitchen-Electric oven, Fridge/freezer, and dishwasher. Small appliances etc.-Toaster, Microwave, Instant Pot, Kettle, Coffee maker-12 cup Carafe (basket filters in cupboard), Kuerig, and French press. Blue tooth speakers, DVD players-Satellite TV provider Napoleon BBQ
Outdoor security cameras at entrances. NOT armed while people are here only between check-outs and check-ins. In the rear-on the east side / Front-on the west side
RULES & INFO:
1. Off limits/Personal space-grey shelter and upstairs bathroom closet-left of the tub.
2. Garbage and Recycling- DO NOT HAVE ANY FOOD GARBAGE OUTSIDE! Bears have been seen when food has been disposed of outside. There are clear garbage bags under the sink. Keep a garbage under the sink designated for food only (You can put a large clear garbage bag in the utility cupboard for convenience or large food items). Place it in garbage can downstairs by the furnace-until you check out. Renters are responsible for taking your garbage and recycling with you. There is a landfill/recycling in town, directions are in the cottage manual-hours on fridge. Recycling is free but regular garbage bags are $3 each and industrial size are $5. The town is now requesting blue dump cards in order to take garbage-arrange with owner what day you will be going to allow time for us to acquire the card-will be on the fridge.
3. SEPTIC TANK: Due to having a septic tank there are some important considerations to keep in mind: Nothing but human waste in the toilets-see list in onsite manual for list, ex: NO flushable wipes or feminine products...Do not park on grass inside the driveway-Septic bed
4. Fire burning- as you turn onto the 520 (and Midlothian Road) there is a sign to inform people of fire burning by-laws at that time-subject to change- When in doubt check the city of Burk's Falls or Ryerson Township web page. Bring your own wood-buy locally-roadside sellers, Home Hardware, Petro-Canada, etc. DO NOT USE WOOD STOVE WOOD FOR OUTDOOR FIREPIT
5. Bedding/Paper products- We have sheets for all of the beds or if you choose, bring your own. If you use ours we ask that you start laundry on check-out day-soap provided. Please leave the remaining laundry in front of the washing machine-sheets, pillow cases, and towels only. The primary bedroom is a king size, the middle bedroom has twin bunk beds, the third bedroom has a queen bed- sheets are under beds. Sofa bed in the rec room-toppper and sheets/blankets in the garage Towels available-bath, hand, and dish TP-we supply. If you bring your own toilet paper please adhere to septic rules.
6. Enjoy the river! Take caution always. Life jackets (in storage shed-please put away dry!) *Children should wear personal flotation devices AT ALL TIMES in and around the river* Canoe, kayaks, and pedal boat. Blow up items, pool noodles and rope for tethers to the dock ladder are in the small shed at the side of the cottage. Respect the river and be environmentally conscious.
7. Damage- Anything that breaks during your stay just let us know. We will let you know if it would come off of your deposit.
8. Power outages- Generator for some items. IE: water pump, fridge, etc.
9. No smoking in cottage-DAMAGE DEPOSIT WILL BE LOST.
10. The number of people to stay upon booking/in rental agreement is what you paid for. If any additional people (up to 6) visit, you MUST notify cottage owner. Additional charges will apply.
11. DOGS ONLY! Dog run available for evening let-outs, otherwise dogs must be leashed, to ensure they remain on the property. Please keep dogs off of the furniture. We do not charge a pet fee therefore we expect all dog items must be addressed by owners- accidents are cleaned and use stain remover for smells, all dog feces picked up-poop scoops by the dog run on the deck and one downstairs by the door. We ask that any guests who bring a shedding dog to give the cottage a vacuum before you leave (in the front hall closet).
12. Heating (high efficiency furnace)/Cooling (central air) - Use the thermostat in the hallway to the left of the pantry. There are many fans throughout the cottage including ceiling fans. If you use the AC- no colder than 24 degrees. If using the wood stove guests must read safety instructions-In the cottage manual. You must use hardwood only-we supply a full wood box of hardwood next to the stove.
13. Water- *R/O system for drinking water at the kitchen sink-small tap-25L capacity per day. Regular tap water-not potable. (Fine for showering and brushing teeth-filtered) In rec room is a water cooler with a jug.
14. Internet is not unlimited-please be mindful of usage
15. Be environmentally conscious- RESPECT: the neighbours (noise volume, loose animals, etc.), environment (NO FIREWORKS, recycle, reduce waste, etc.), wildlife (no food outside, leave habitats and animals alone, etc.) cottage (septic tank, electricity, etc.) and try to keep the carbon footprint to a minimum. *NOTE: PLEASE LEAVE TURTLES ALONE!!! We protect all species here.

| We just returned home from our second fabulous stay. The White Cottage quickly became the first of many family traditions to come for Jeff and I, along with the kids (ages 3, 5 & 7). Jen and Paul have paid such attention to detail and clearly care about making your experience both enjoyable and convenient. The White Cottage is spacious, clean, well equipped and extremely charming.
Morning coffee on the deck or the beautiful dock provided gorgeous views of the sunrise on the Magnetewan River. We took full advantage of the outdoor activities provided by the White's, and especially enjoyed lengthly stints in the kayaks. The kids spent full days outdoors, followed by campfires and games/movie nights before climbing into the bunkbeds.
I can't say enough about the convenience and usability of the kitchen... they have thought of EVERYTHING! We enjoyed a fully equipped set-up. We grilled burgers on the patio barbeque on our first night, managed a roast in the Instant Pot the next, and prepped a full Thanksgiving dinner on our last evening. All appliances are in top-shape and likely better than what we have at home! Slow-cookers and several other appliances and supplies made meal prep SO simple. Fantastic for a family with little ones. You need it - they have it... I love it!

| Jen was very accommodating and communicative host. The cottage is scenic, peaceful, extremely large and well equipped to meet any weekend getaway needs. This lake front property offers privacy and is pet friendly, we would highly recommend it to anyone interested in renting this property. During our stay we were inundated with swarms of mosquitoes, which Jen had given us a heads up about, so bring bug spray, and lots of it!
