The River Lea is located in Burk's Falls in the Almaguin Highlands, an hr from Algonquin Provincial Park. It is a clean, comfortable 4 season cottage on the picturesque Magnetawan River Wading area, dock, boat ramp, 2 adult kayaks + a youth kayak (100lb), pedal boat, and 2 canoes *NEW Paddle board (various sized life jackets available). Please bring properly fitted PFDs for children. DOCK STOOLS for the swim-up bar! NO STANDING ON OR JUMPING OFF! A Ping Pong Table in the garage with a screen to look out at the river Winter-snowshoeing (4 snowshoes provided), snowmobiling, and cozying up by either the wood or propane stove Snow tires and 4X4 an asset Weekdays: $400 per night/ min 2 nights. 2. Garbage & Recycling — Please Read Carefully DO NOT LEAVE FOOD OR FOOD GARBAGE OUTSIDE AT ANY TIME. Bears have been seen in the area when food waste has been left outdoors. Clear garbage bags are located under the kitchen sink. Please keep food garbage in the designated garbage under the sink. A larger clear bag may be kept in the utility cupboard if needed for larger food-related items. When full, place securely tied food garbage in the garbage can downstairs near the furnace until check-out. Guests are responsible for taking all garbage and recycling with them when they leave. The local landfill/recycling facility is located in town. Recycling is free Regular garbage bags are approximately $3 each Industrial-size bags are approximately $5 each A blue dump card is required for garbage disposal. Please let us know which day you plan to visit the landfill so we can arrange to have the card available on the fridge
3. Septic System-Important River Lea Cottage operates on a septic system. Please help us protect it. Only human waste and septic-safe toilet paper may be flushed. Please use toilet paper specifically labelled as safe for septic systems, such as recycled, rapid-dissolve, or 100% bamboo toilet tissue Never flush or put the following into the septic system: Baby wipes, including biodegradable wipes Disposable diapers Sanitary pads or tampons Condoms Dental floss Hair Paper towels or bandages Cigarette butts Coffee grounds Fat, grease, or cooking oil Paint, chemicals, or other hazardous products Please do not park on the grass inside the driveway, as this is the septic bed
4. Fires-PLEASE DO NOT USE THE WOOD STOVE FIREWOOD IN THE OUTDOOR FIREPIT Guests must purchase their own firewood for outdoor fires. Firewood is available locally from roadside sellers and retailers in the Burk's Falls area Please check current fire rating posted near Highway 520/Ontario Road or consult the Township of Ryerson/Burk's Falls information
5. Bedding, Towels & Paper Products Sheets are available for all beds, or you are welcome to bring your own. If you use our sheets and towels, please start one load of laundry before checking out. Laundry soap is provided. This gives our cleaners more time to focus on cleaning and disinfecting the cottage. Please leave remaining used sheets, pillowcases, and towels in front of the washing machine. Primary bedroom -King Middle bedroom -Twin bunk beds Third bedroom -Queen Rec room sofa bed -Full size Sheets are stored under the corresponding beds. The sofa-bed memory foam topper, sheets, and pillows are stored in a bin in the garage. Extra blankets are available in closets and in a garage storage bin. Bath towels, hand towels, dish towels, and toilet paper are provided. If you bring your own toilet paper, please ensure it is septic-safe.
6. Enjoy the River -Safely! Please enjoy everything the beautiful Magnetawan River has to offer-river currents can vary. Adult-sized life jackets are available in the storage shed. Return them completely dry after use. Children need properly fitted personal flotation devices AT ALL TIMES when in or around the river-Please bring. Waterfront equipment includes: 2 canoes 2 adult kayaks 1 youth kayak Pedal boat Paddle board Inflatable water toys Pool noodles Tether ropes for the dock Please respect the river and be environmentally responsible
7. Damage or Breakage Accidents happen! If anything is damaged or broken during your stay, please let us know as soon as possible. We will advise you if the damage requires a deduction from your damage deposit
8. Power Outages Message for updates. Automatic generator powers essential items such as the refrigerator, microwave, and water pump. The oven is NOT powered by the generator.
9. No Smoking Inside Smoking inside will result in the loss of the damage deposit. Ashtrays are at both the front and back of the cottage. Please dispose of cigarette waste responsibly.
10.The number of overnight guests must match the number listed and paid for in the rental agreement. If you would like to have additional visitors during your stay, please contact us first. Additional charges may apply.
11. DOGS ONLY, please A dog run is available for quick evening “let-outs.” Otherwise, dogs must remain leashed to ensure they stay safely on the property Keep dogs off furniture Clean up all accidents immediately and use stain/odour remover as needed Pick up all dog waste Use the poop scoops located near the dog run/deck and riverside patio door If your dog sheds heavily, give the cottage a quick vacuum before leaving No pet fee, so we appreciate guests helping keep the cottage clean.
12. Heating & Air Conditioning The thermostat is located in the hallway to the left of the pantry Several portable/ceiling fans A/C-lowest temp is 23°C If using the wood stove, guests must read the wood stove safety instructions in the Manual before use Only seasoned hardwood may be burned in the wood stove-provided
13. Drinking Water The cottage has potable water from a filtered drilled well An additional reverse-osmosis (R/O) drinking water system is available through the small tap at the kitchen sink
14. Internet Internet is available but is not unlimited. Be mindful of excessive streaming, downloading, and overall data usage
15. Respect the Cottage, Community & Environment River Lea Cottage is located in a beautiful natural environment. Please help us protect it. Neighbours-Keep noise at a reasonable level and pets under control Environment-NO FIREWORKS! Recycle whenever possible and reduce unnecessary waste Wildlife-Never leave food outdoors. Observe wildlife from a safe distance and do not disturb animals or their habitats Cottage-Be mindful of septic use, electricity, water, heating, cooling, and other resources. Please help us keep your environmental footprint as small as possible.

| We just returned home from our second fabulous stay. The White Cottage quickly became the first of many family traditions to come for Jeff and I, along with the kids (ages 3, 5 & 7). Jen and Paul have paid such attention to detail and clearly care about making your experience both enjoyable and convenient. The White Cottage is spacious, clean, well equipped and extremely charming.
Morning coffee on the deck or the beautiful dock provided gorgeous views of the sunrise on the Magnetewan River. We took full advantage of the outdoor activities provided by the White's, and especially enjoyed lengthly stints in the kayaks. The kids spent full days outdoors, followed by campfires and games/movie nights before climbing into the bunkbeds.
I can't say enough about the convenience and usability of the kitchen... they have thought of EVERYTHING! We enjoyed a fully equipped set-up. We grilled burgers on the patio barbeque on our first night, managed a roast in the Instant Pot the next, and prepped a full Thanksgiving dinner on our last evening. All appliances are in top-shape and likely better than what we have at home! Slow-cookers and several other appliances and supplies made meal prep SO simple. Fantastic for a family with little ones. You need it - they have it... I love it!

| Jen was very accommodating and communicative host. The cottage is scenic, peaceful, extremely large and well equipped to meet any weekend getaway needs. This lake front property offers privacy and is pet friendly, we would highly recommend it to anyone interested in renting this property. During our stay we were inundated with swarms of mosquitoes, which Jen had given us a heads up about, so bring bug spray, and lots of it!
