The Modern Blue Place is located just over 1 hour north of Toronto, on Georgian Bay. Conveniently situated a short drive from Penetanguishene, Midland, and Port McNichol. The cottage is located near many tourist attractions, shopping, cuisine, and golfing! The Property The Modern Blue Place is located in the quaint village of Victoria Harbour, 18 Hoyt Ave. which is situated in the southern Georgian Bay region of Tay Township. The water supply and sewer system of the cottage are provided by the township and is potable and safe for drinking. Within a 15 minute walk from the cottage is a marina, McKenzie Beach and Park, the Victoria Harbour Community dock for fishing, a public boat launch, an English Pub, Foodland grocery store, pharmacy, post office, local library with daily activities, LCBO/ Beer Store, Laundromat and Car Wash.
The cottage is located directly on Georgian Bay (44.760303 Latitude -79.773720 Longitude) facing Methodist Island. Front the sliding door facing Georgian Bay, guests descend 5 steps onto a grassed area that has plenty of space for kids to play and adults to lounge.
Guests can access to Georgian Bay via the dock or by walking directly into water which is a mixture of sand, gravel, rocks, and depending on the season, driftwood.
The depth of the water at the end of the dock is about 3 ft and varies depending on the time of year. The waterfront is perfect for swimming, playing and lounging.
The private dock invites great conversation during your morning coffee, evening cocktails or just to take in the gorgeous sunsets.
An outdoor fire pit (when burning is permitted) allows for your family to enjoy an evening fire while taking in the sunset and roasting marshmallows. (Guests supply their own fire wood and must comply with local burning bylaws).
There is an outdoor wash station (supplied by clean cold water only) and an electric plug located at the shoreline. Please note that the wash station may not always be available for use.
The cottage is meticulously maintained and clean providing a welcoming and modern feel perfect for family vacations!
The home has 3 bedrooms that sleeps 6 (2 double beds and 2 single bunk beds).

There is a large eat in kitchen, outdoor BBQ, dishwasher, microwave, stove, toaster, refrigerator, coffee maker (cone filter style) and an electric tea kettle.
The Air Conditioning unit will keep you fresh on those hot humid nights and the Heat pump and Gas Fireplace will keep you warm on a cold night!
There is a wall mounted 65 inch Samsung Smart TV with many of the popular streaming apps (subscription required) will allow you to stream your favorite movies and shows.
High speed 1.5 GB unlimited internet service is also provided. (Cable Subscriptions are NOT included).
There is a washer and dryer available (at additional expense).
Guests are required to bring their own pillows, bedding, blankets, towels, and sundry toiletries.

| Our family has now stayed at this beautiful cottage for the second time this Labour Day weekend. We fell in love with it as soon as we saw the beautiful waterfront during our first stay! The property has a dock that's perfect for hanging out in the sun, and the kind owner provided a canoe and two kayaks to take out into the water. The fire pit was perfect for fireside chats under the stars. Inside, the property has a warm cozy feel; with a large living room and wonderfully stocked kitchen. The 3 bedrooms are perfect for any family. There's also a BBQ that's accessible for all our grilling needs.
Above all, we appreciate the owner for being responsive, compassionate and gracious to our requests. Thank you Carmine for sharing your wonderful cottage with us and allowing us to create incredible memories these last two years! We are looking forward to coming back next year!

| We stayed at Modern Blue as a last minute family trip post surgery for my mom to give her somewhere relaxing to recover. Carmine was a gracious host who made the whole process such a pleasure. Upon arrival we instantly saw the care his family takes with maintaining the cottage and keeping it very clean. We loved the week, and even though mother nature wasn't on our side with beaming hot sun, we were able to enjoy fires at night and the convenience of a park down the road was a bonus for our kiddos. The waterfront was great and with Carmine's recommendation of water shoes the whole family got out on the water. A lot of memories were made and we are looking forward to spending some more time there next summer.

| We had such an amazing time at Carmine's cottage! The cottage itself was very clean, spacious, very modern and had everything you needed to have a more than comfortable stay. The best part was being so close to the water and being able to see the sunsets and sunrises every day. Was just the get away we were looking for. Carmine was amazing leading up to our stay and even during. He went above and beyond to make sure we knew what to expect upon arrival. During our stay he was always available if we had any questions at all! We thoroughly enjoyed our stay and are hoping to rebook again next year! Thank you for a great week!

| We just got back from a relaxing week at this cottage. The inside of the cottage is bright and open concept. Plenty of space for 6 adults with a nice big kitchen table for playing games and meals. The cottage smelled and looked clean when we arrived which made our stay more relaxed. We were able to get some use out of the canoe and kayaks which was a bonus. Lots of space to play outdoor games and a nice big fire pit for cooking s'mores and staying warm on the cool nights. Carmine was a pleasure to deal with and would recommend this place. The only negative was the night critters that kept tipping over the garbage even though the cans had heavy cement blocks on them. A locked storage bin would be great to add so this isn't an issue.
