Lake Joseph family friendly waterfront cottage and guest quarter's, providing four (4) bedrooms, two (2) bathrooms and stunning views of the lake. Master Bedroom with California king bed and 180 degree windows that provides picturesque views of the surrounding Lake Joseph Muskoka beauty. Two (2) additional main cottage bedrooms, with new bunk beds in each. Separate from the main cottage is the private quest quarter's with its own bathroom, fridge, microwave. Guest quarter's is connected to the main cottage via a private deck with picturesque views of the lake. The natural beauty of the Muskoka outdoors carries indoors to the main cottage with its rustic natural pine and cedar walls and floors. Open concept kitchen appointed with stainless steel appliances and dining area with table that seats up to eight (8). Few steps from the kitchen and dining area is an open concept sunken family room and reading area with comfortable and cozy seating, rugs, and dining/ card/game table. Dining/card/game table can accommodate an additional eight (8) people with picturesque view of Lake Joseph, Muskoka.
Just off the kitchen is a large outdoor living and dining space that spans the length of the cottage with bbq, above ground fire pit and picturesque view of the lake. Just steps from the gentle lapping sounds of the lake shoreline is a second lower deck with Muskoka chairs and firepit. A third back deck is appointed with propane firepit and L-Shaped couch overlooking the waterfront dock. Each of these three sitting areas offers its own unique outdoor Muskoka experience.
Large waterfront dock can accommodate 2 - 3 motor boats. Dock is appointed with Muskoka Chairs, close and distant picturesque views of the lake, two (2) single kayaks and one (1) double kayak. Swimming is great to walk in from the shore to hardpacked sand bottom with mixed loose rock or jump off the dock into clear clean Lake Joseph water. There is a 5 step ladder at the end of the dock to get in or out of the water easily. Safe Family Friendly Waterfront for Young Kids as well as Adults and Seniors.

NOTES This is our own Family Cottage we have owned for over 25 Years now, we offer the Cottage for Rent only to other nice families when we can not be up there to enjoy it. We do book it out by the Month in the Summer or Minimum 1 week rentals Friday to Friday, there are no weekend rentals offered as just too much prep in each rental to do that. We reply to all emails usually within 24 hours as well as are here to help with your rental before during and after with any and all issues. | We rented Mark and Lorna's cottage on Lake Joseph for a two week period over the civic holiday long weekend. It's a classic older Muskoka cottage with lots of character. The outdoor space is more than sufficient, and we were able to host a small party for my daughters 40th birthday party with friends of hers from the United States, who were architects and engineers and took lots of pictures of the cottages. They had some other projects they were working on and wanted to use some of the ideas from this cottage. Mark and Lorna are always available and respond to any questions that we may have had. We enjoyed our stay very much and the cottage was exactly as represented in the ad and pictures. It's a beautiful location with a lovely waterfront and dock. I would highly recommend it if you're looking for a traditional cottage experience.

| This is a beautiful rustic cottage surrounded by tall conifers. The master bedroom is small but surrounded by windows which allow for the sunrise to be seen every morning. No need for an alarm clock! There's lots of wildlife to be seen and heard. It's a bit steep going down to the water to the dock but the downward trek is worth it. For those who enjoy diving off the end of the dock, it's exactly what you're looking for. My family and I enjoyed being able to jump or dive without touching the bottom of the lake. Woodroffe Bay is quiet and busy at the same time. There wasn't too much boat traffic. The cottage has beautiful decks on both sides. There are three bedrooms in the main cottage and one of the only issues we had is that the two smaller bedrooms were very small so it was a challenge to find a good place to put clothing. For entertainment indoors, we loved playing Crokinole and watching DVDs. We would love to go again. Thanks for having us!

| Overall we enjoyed our stay very much. The cottage is elevated overlooking the scenic bay with steps down to a large, high quality floating dock.
We like a cottage that maximizes the common areas because that's where we spend our time. The LR/DR/Kitchen was very comfortable and well laid out. Internet service was good throughout and WiFi extended to the dock. The deck also was a great place to spend time, have lunch etc (great BBQ). We enjoyed spending daytime and early evening at the dock, admiring the view and using the kayaks.

| We spent the month of July 2020 on Woodroffe Bay. It's a shame we're back in the city now, since we had such a great time at the cottage.
Our family fo 5 was very comfortable. The bedrooms and layout of the cottage seemed much larger than the actual square footage of the cottage. The cottage has a fantastic clean rustic feel to it. There are two sizeable eating areas which double as family game night seating.
Dealing with the owner was excellent. We communicated numerous times before we arrived and perhaps every other day while we were up there. Any small issues that needed discussing were addressed promptly.
The cottage sits in a quiet bay and the views from the deck are exceptional. There is almost no boat traffic in the bay.
The deep water off the deck provided hours and hours of entertainment for our kids (16, 13 and 11). They also enjoyed the kayaks that came with the cottage. We bought our own SUP and that came in very handy as well.
We usually travel in the Summer, with the kids at sleep over camp, but because of COVID we did this instead. I'm kind of hoping we're not allowed to travel next year either!
