Nestling on a beautiful bay of a small lake just outside of Baysville, Ontario, this cottage is perfect for a temporary remote office or a full family Muskoka getaway, all year round. With a large dock (in season) and wrap around porch balcony facing the lake, morning coffees just got that much more enjoyable. This large bungalow cottage with a walk out basement has 5 bedrooms, a hot tub, high speed internet and convenient parking for up to 5 vehicles.
For winter vacationers, the cottage is fully winterized and heated, fully accessible by Township plowed roads, and has easy access both to the lake and to local snowmobile trails. Plus a heated garage for work on the winter toys.
WE ARE LICENSED FOR STR RENTALS under the new cottage rental licensing bylaw effective January 2022 for Lake of Bays.
Please note: This cottage is on a beautiful peaceful bay with other cottages close by and our preferred clientele are families up to ten people, or smaller groups of related adults (6 or less). If enquiring about availability please describe the group seeking to rent and the number of adults. A condition of our rental is that you respect the lake, the neighbours and the environment so that all can enjoy it as we do.
Sleeping Accommodations
The Cottage has 5 separate bedrooms on the main floor, and additional sleeping options as described below:
Bedroom 1 : Queen size bed and access to a shared ensuite 3 pc bath)
Bedroom 2: Two twin beds and access to shared ensuite 3 pc bath with bedroom 1.
Bedroom 3: Twin sized bunk beds
Bedroom 4: Queen size bed, and wall mounted TV (no TV source provided)
Bedroom 5: Double bed
Additional sleeping options:
- Sofa in basement entertainment room (pull out queen size bed, which requires inflation by pump (e.g. Shop vac)
- Portable crib available on request
NOTE: While the above options are available, the maximum number of people who may rent this cottage according to the Township bylaw will be 10. No exceptions.
Water and Septic Systems
The cottage water supply is a private well. Water is pumped into house for all plumbing through a water softening/conditioning system plus a three stage filter, and has been tested as free of bacterial contamination.
We have two full bathrooms and a septic system.
Cooking and Eating Facilities
- Bright cozy kitchen with skylight and view to lake, and exit door leading to hot tub.
- Full set of appliances in Kitchen (large fridge, electric stove, dishwasher, microwave)
- Additional small appliances: Keurig and filter basket coffee makers, toaster oven, electric kettle, toaster
- Full set of regular cooking utensils, dinnerware, serving ware, glasses, mugs, pots and pans (feel free to bring your own favourites)
- Additional large side-by-side fridge and freezer in walkout basement beside the stairway for additional food and drink storage
- Large Napolean Barbq on porch with built-in propane supply
- Large dining room table seating 10; extendable with two leaves for more room (stored on landing in stairwell to basement)
- Patio Table and umbrella on deck seating 6

- Main living room with two couches, large screen smart tv and full AV system
- Additional basement entertainment area with couch, large tv and sound system and desk & monitors for remote office use
- Two bathrooms, one ensuite 3 pc (shower stall) shared by two bedrooms, and one 4 pc (tub/shower) for main cottage use all served by conventional septic system (so abide by rules posted in cottage about what is flushed please)
- Treadmill and Elliptical plus air hockey game in basement fitness area
- Outside Hot Tub (please confirm expected availability for your booking dates, and follow usage and treatment instructions, do not allow children to use unsupervised, leave cover closed when not in use);
- Laundry room with modern washer and dryer in basement
- Propane forced air heating when needed and central air conditioning (thermostat on wall next to stairs to basement)
- Ceiling fans in some rooms
- Central vac system
- Bell satellite TV service (basic channel package) on two tv's; plus third TV in bedroom for feed from your laptop/Ipad/dvd player with HDMI
- Newly upgraded high speed internet with wifi is excellent for remote office use or streaming entertainment
- Router in Living room has wifi SSID and password posted
- Cell phone booster improves limited cell phone reception
- Whole home automatic power backup generator in case of power outages
- Fire pit located near shoreline past our driveway entrance with chairs (find your own wood and abide by fire restrictions in the area when applicable)
- Private dock with seating area and large umbrella for shade in summer
- Good swimming with shallow water near shore and diving off end of dock
- Stand-up paddle board, two kayaks, foam woggles for recreation (please wear life jackets for the stand-up paddle board and kayaks in particular) **SEASONAL USE - ONLY JUNE to SEPT**
- Selection of games, puzzles and books available for entertainment
What you will need to bring
- All your own food including spices, sauces, etc for cooking; we will provide some basics such as salt pepper and sugar
- Basic cleaning supplies including paper towels, dishwasher and dish detergents, toilet paper; we will provide starting supplies and hope you will replace/leave some things for next guests
- Bags/containers for garbage disposal and recycling removal
- Personal shower gels, soaps, shampoos etc.
- Bath and swim towels
- Life jackets as needed (we have limited supply)
- Bug sprays and sunscreens
- Plain two-ply toilet paper (initial supply at provided at cottage) suitable for septic system
