From the living room you can walk out to the back deck which is enclosed by a glass railing. The deck features comfortable patio seating and BBQ area.

From the dining area you can also access the screened-in Muskoka Room.

4 bedrooms and 2 washrooms are situated on the same floor, making it ideal for families with kids. The 5th bedroom, is next to the living room and features lake views and a comfortable king size bed.

On the lower level you will find a games room that looks and sounds like an upscale downtown lounge, complete with a custom arcade game, billiard table, foosball - the possibilities are endless. Enjoy a game of billiards while sipping on your favourite beverage.

The walkout lower level has a comfortable sitting area with TV, lovely lake views and a ping pong table.

The gem of this property is the custom crafted stone patio with 180 degree lake views. On one side of the patio are lounge chairs and a hammock for lolling in the sun and a large hot-tub. In the middle, is an in-ground fire pit surrounded by Muskoka chairs ideal for a nightly bonfire and smores.

The terrace, Bunkie, and private dock are all linked by a Muskoka granite stone walkway. You can reach our cedar-lined Bunkie with two sets of custom bunk beds and screened-in porch by taking a walk down the stairs. The Bunkie offers lake views and is built to feel like a tree house in the woods.

With everything our home has to offer, in the summer, the majority of your days will be spent swimming and boating off our private dock. The lake can be explored using the provided canoe, two kayaks, and a SUP board. Once finished with the days activities, the high-end muskoka chairs are perfect for relaxing, soaking up the sun and taking in the breathtaking sunsets.

On Lake Vernon, you will find your paradise; this property truly has the finest Muskoka has to offer! Our Muskoka cottage is open and enjoyable throughout the year. From warm and sunny summer days, to autumn leaves and bursts of colour, to snowy winter wonderland events like snowshoeing and skating, each season has something unique to offer.

GUEST ACCESS:

To make your arrival as care-free as possible, we have a special guest entry door and keypad lock code, allowing you to arrive at any time after 5:00 p.m. on check-in day.

NEIGHBOURHOOD OVERVIEW:

The home sits comfortably atop a gentle slope with a view of the surrounding bay. The stone staircase leading to the main door is masterfully crafted by local landscapers using the finest sourced stone to create that sought-after classic Muskoka feel.

PRIVACY:

We have some privacy at our property as it is surrounded by trees. However, there are neighbours on both sides of the cottage, and the surrounding area is family friendly. Therefore, if you are looking for complete seclusion, our property might not be right for you.

GETTING AROUND:

The cottage is just a 15-minute drive from Huntsville and is easily accessible year-round via local roads. The property also has miles of boating on the 4 Lake chain (Lake Vernon, Fairy Lake, Peninsula Lake, and Mary Lake) and is only a short boat ride from downtown Huntsville, where you can enjoy all of Huntsville's best shopping and dining!

OTHER THINGS TO NOTE:

**WINTER BOOKINGS**Please be aware that the driveway and front steps are regularly plowed. The municipality or local snow clearing services plough all roads from the highway to the driveway on a regular basis, and the property is just 5-10 minutes off the main road - an important factor when booking your winter cottage stay. Despite the fact that the stairs leading down to the cottage and some of the wooden decks are well-kept, please be cautious as they are potentially slippery. In reality, be cautious anywhere on the property because the repeated freeze/thaw cycles will conceal ice underneath the snow.

HOUSE RULES:

Guest limit: up to 10 guests

Unregistered guests are not allowed on the property if not pre-approved by owner

Check-in: any time after 5:00 p.m.

Checkout: no later than 10:00 a.m.

Strict No smoking policy

Strict NO PETS policy, unless approved by owner

NO PARTIES OR EVENTS

Noise levels must be kept to a minimum after 10:00 p.m.

Please be advised that there are noise decibel meters installed outside and inside the property

A nearby neighbors is a police officer, and police will be called if he informs that there is a party on the property. If such a situation arises, the GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY

In the event that guests are found to have had a party which results in extra cleaning, guests will be liable for extra cleaning charges, and if a disruption is caused to the neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY

Please do not wear shoes inside the house

PLEASE MAKE SURE TO WASH YOUR DISHES after use. Otherwise, extra cleaning fees may be charged to guests
