The Cottage on Balsam is a four season, charming cottage with over 150 feet of shoreline on sought after Balsam Lake. Located in the heart of the Kawarthas, it is less than a two-hour drive from downtown Toronto, and only a 1 hour, 15 min drive from Durham and York regions. In July and August we typically rent for week long periods. Our cottage features 6 bedrooms that can sleep 10-12 people comfortably (6-8 adults, 4 children). 3 bedrooms on the main level with 2 queens and 1 twin over twin bunk bed (bunk bed has trundle underneath to sleep one more child). 3 bedrooms on the lower level with 2 queens and 1 twin over twin bunk bed. There are 2 bathrooms on the main level. The main living area features vaulted ceilings with exposed beams, and an open living room and dining room that has a large live edge table that can seat 8. The large sliding glass doors expand the front of the cottage and provide unobstructed views of the lake and amazing evening sunsets. The cottage provides the comforts of home with a fully stocked kitchen, cozy living room with flat screen TV (Netflix, Prime, Disney - just log in using your own account), toys for the kids, many family games, Wi-Fi, BBQ, and outdoor deck with lounge/ sitting area and dining area with umbrella to keep you shaded.
In addition, the second living room area on the lower level has another large flat screen (smart TV as well with Netflix, etc), plus Wii console to keep the kids entertained.
Want to have a change of scenery and work from the lake? We have a full desk area in one of the bedrooms with monitor, keyboard and mouse that you can use - wifi makes it completely possible to have zoom calls and home office. Plus, the upper level kids bunk bed room has a desk, craft holders/supplies, and chair for the little ones in case they need to do virtual school, or just as added entertainment/colouring area.
Another added space is our cottage bunkie/wood cabin, which features 2 separate rooms and can sleep another family if needed (only in summer months).
The large, level grassy lot offers lots of space for playing outdoor games on the lawn, and the dock boasts even more seating to relax or enjoy shaded lunch/drinks by the lake. Balsam Lake is known for its clear and clean water and the swimming off our dock does not disappoint. The little ones will have fun jumping off the dock/swimming. They will also be able to use the swingset/slide, basketball net, and sandbox. We also have 3 child kayaks, 1 adult kayak, 2 paddleboards, a paddleboat, ladder golf, and many water toys to keep kids, family, and guests entertained. Many seating areas (plus large table with umbrella to eat at) to relax by the lake, enjoy your morning coffee, and watch the spectacular sunsets.
We have some of the best fishing on Balsam right off our dock, and you can also enjoy roasting marshmallows or relaxing at our outdoor fire pit. Also super fun in the winter to enjoy the snow and have a fire!
Located on the Trent-Severn Waterway, Balsam Lake is set up for awesome boating and watersports, and you can get to Coboconk or Fenelon Falls through the water system. Boat launching is available just minutes away in Rosedale near the Pride marina.
Ideally situated less than 5 minutes from Coboconk, you can enjoy quick access to a Foodland grocery store, Home Hardware and LCBO. Coboconk also has a pizza restaurant and ice cream shop where you can grab a cone while watching the boats come in. Or play in the park nearby with the kids. Fenelon Falls is a 10-15 minute drive and offers quaint shops along the main street, a Tim Horton's, Sobey's, Canadian Tire, Beer Store, LCBO, and great restaurant options - try Godfather's Pizza! Take a tour of the Fenelon Falls Brewery, watch boats go through the locks while eating Kawartha Dairy ice cream, or golf at the nearby Byrnell Golf Club. Lindsay is also a short drive of 20-25 minutes and offers even more shopping.
The Cottage on Balsam is the perfect retreat for your family to make memories that will last a lifetime and we look forward to having you as our guest.
For summer months, we rent Friday to Friday typically and for 6-7 nights (week long bookings).

| Wonderful 2024 family vacation!!! We utilized both the cottage and the bunkie. Great clean yard space, fire pit, and dock.... With sunsets that do not disappoint! Marianne and her husband were incredibly accommodating and attentive to all communication. Spent many days on the water and brought our volleyball net and other games from home... Plenty of space for fun . Fenelon Falls, Coboconk, and Bobcaygon all a short drive away to explore too! The only thing we could recommend is curtains in the bunkie, and maybe for the main cabin large window, but otherwise PERFECT! Thank you very very much. We will definitely be returning Falen, Kevin, and Family

| Fully equipped cottage with lots to do for the little ones. Flat land for them to run around and plenty of other activities. Loved the waterfront seating area and table to eat. Lots of bedrooms allowed for flexible sleeping arrangements. The owner provided detailed information and was responsive to questions. The kitchen was a bit small, but who wants to spend time in the kitchen anyways when on vacation? We will definitely be returning!

| Marianne's cottage is absolutely gorgeous. This cottage has some of the most beautiful sunsets I have ever seen. The cottage has everything you need. Our family spent a lot of time swimming and fishing off the docks. Inside had lots of board games, air hockey and a pac-man arcade game that kept everyone busy when it rained. Marianne was such an amazing host and would get back to us immediately when we reached out. Would highly recommend this cottage to my friends and family and look forward to renting again.

| Family getaway from the busy city life. We greatly enjoyed our stay at this Absolutely gorgeous and well maintained cottage with lots of room and lots of play area for both kids and adults! Marianne was a great host and very good to deal with! Do not hesitate to book your next cottage stay at this cottage as we would certainly love to come back and book this cottage again!

| We had such a lovely time connecting with family and enjoying all this cottage had to offer. The cottage itself is beautifully decorated, and well appointed. Despite a small kitchen, we had everything we needed to make great meals, plus some staples including spices, tea, ground coffee etc. We had two full families with young kids, plus grandparents. The upstairs bedrooms are ideal for those that may have mobility issues, as the spiral staircase is a bit steep and narrow for use of a cane etc. There is a baby gate to protect toddlers. The grassy lawn and ample toys led to hours of fun, and the water was warm but often a bit wavy from the wind. We used the bunkie as well, which despite being quite rustic, was beautifully charming (no washroom however). The fire pit was a hit, and the smoke is a friend to ward off pesky mosquitos. Amenities are certainly close by to pick up last minute menu items or another bottle of wine:) Marianne was responsive and helpful with any issues we may have had. We were so happy to find this gem!
