Come enjoy our home on the North Muskoka River with waterfront access and less than 2 hours from Toronto. The summer months in Muskoka are absolutely amazing and the views along the Muskoka River are stunning. The water is great for swimming and the cottage has it's own private waterfront access with a massive yard that is great for playing frisbee, a campfire under the stars, and enjoying the outdoors.
This year-round water front cottage can accommodate 4-8 guests comfortably with 4 bedrooms, 1.5 bathrooms, outdoor patios, and a large grass field to play outdoor games or enjoy a quiet evening around the firepit. With high speed internet, this home also offers a great space for anyone seeking to work remotely or host a small office retreat.
This spacious, well lit 4 season cottage is located on the Muskoka River just outside of Bracebridge with easy access to groceries, cafes, shops, and other supplies that you may need during your stay. An easy drive just off of Highway 11, you will have no problem finding our space.
The home has 2 levels with 4 bedrooms - 3 upstairs and 1 downstairs. There are 1.5 bathrooms, 2 decks, and plenty of space for outdoor games on over a half-acre of land that ends at our little sand beach (with fire pit) that gently slopes into the waters of the Muskoka River. There are several water crafts available for your use and to enjoy the sites as you paddle along the river. And for your day-to-day needs, Bracebridge is just 5 minutes away with all that you need, including: groceries, cafes, LCBO, boutique shops, restaurants, pharmacies, hardware stores, and more! For anyone seeking to do some cycling or running, there is easy access to a great path that you can use to explore other areas around the cottage and beyond. Huntsville and Gravenhurst are each about 20 minutes away with additional shops and attractions.
All bedrooms are equipped with beds, pillows, mattress protectors, and duvets. Guests are asked to bring their own linens (including mattress and pillow covers) and towels.
The kitchen is fully equipped with stainless steel appliances for you to cook your favourite meals and enjoy around the beautifully refinished wooden dining table with your family and friends. On the deck outside, you can use the BBQ to grill your meals and enjoy the view of the water.
In the warmer months, there are so many great things to do in the area - hiking, golfing, swimming, kayaking, and more! Enjoy the day in the outdoors and wind down in the evening with a fire overlooking the river. A perfect way to end your day!
In the cooler months, enjoy the fall foliage or snow covered trees from the cottage, enjoy the hiking, ice skating and snowmobile trails in the area, challenge your friends or family to a board game, curl up beside the fireplace and watch your favourite shows and movies. The cottage is fully winterized with central heating as well as an indoor fireplace. You can also go skiing at nearby Hidden Valley Ski Resort during your stay - a great reason for a winter getaway!
Other Details:
- The laundry area on the lower has a washing machine and dryer if you choose to use them.
- There are 2 exterior cameras used to verify guest party sizes and 1 camera in the water heater/sump pump room to monitor the water system
- The cottage is also equipped with a smart TV and WiFi with high speed fibre internet. For those who need to keep working while out of town, this is a great space to do that while enjoying the view of the trees and river.
- There is an air-conditioner on the main level of the home and there are several fans available for guests to use
- Note that this is a family home and not used strictly for guest bookings - so there are several personal items in the home

Guest access:
- You will have access to the entire cottage space.
- Please refrain from going on the neighbours' property and be mindful of any excessive noise outdoors after 9pm.
Booking information:
- Low Season: October - April (3 night minimum stay)
- High Season: May - September (3-7 night stays)
- Upon sending an inquiry, an email with booking information will be provided as well as a rental agreement
- We do not typically do rentals during the period of October to April but inquiries are welcomed
Additional booking rules:
- For safety purposes, renters will be required to provide names and ages of guests along with their relationship to the principal renter
Games & Recreation:
We have several things on site for you to enjoy during your stay. Please ensure that items are returned and to let us know if anything is lost or damaged.
- Board games in the cupboard under the TV in the basement
