With two expansive levels covering 3,000 sqft this space comfortably sleeps 9+ with room for additional guests. This space is able to serve multiple families vacationing together well, allowing for spaces of privacy and community! The cottage itself sits on a beautiful .760 acre gentle slopping lot lined with trees, perfect for families with fur babies and kids! This property is also located on a quiet year round municipally maintained dead end road. Enjoy access out into Mary Lake and chain system for 40 miles of boating ! Get out on the water and enjoy all the Muskoka River has to offer. This is not a regular river! The river is deep as boats pass through on way to both Fairy Lake or Mary Lake. Bring your boat or Sea Do and launch it at the nearby boat launch and secure to our dock! If you don't have any water toys, we got you! We have two new paddleboards, 2 adult kayaks, 2 childrens kayaks and water floaties available for use during your stay. Wanting to get out on the beach? Enjoy Avery Beach (On Hunters Bay off Main Street West in Huntsville), Indian Landing (Muskoka River, 787 South Mary Lake Road) or West Point Sands - Mary Lake (192 West Point Sands Road)

Downstairs under the garage you'll find a masssive games room that comes with a foosball table, ping pong table, air hockey table, lifesize Jenga and tons of board games. Guests are to remove all garbage at the end of their stay. The garbage dump can be located at 178 Stisted Landfill Road. Open till 4:30pm.
GETTING AROUND:
You are only minutes away from the boat launch.
There is one located at the end of Mary Lake Rd North approximately 5 minutes from the retreat.
There is also one located at 9 Hutcheson Beach!
GUEST ACCESS:
While staying at the Waterfront Retreat, guests will enjoy the entire space, including the backyard and dock!
Please note security cameras are on the exterior of the property.
Fires must be fully extinguished, no smoking anywhere on premises and no indoor furniture outside.
OTHER NOTES:
After walking in to the Retreat you are welcomed into the grand dining area, set for 10 to enjoy after evenings on the gas BBQ! To the left of the dining area is the laundry room which is equipped with a second fridge and laundry sink.
Just beyond the laundry room is the entrance way to the kitchen and stair case to the basement. This open concept kitchen flows seamlessly into the living room. Beyond the main entertaining space are the bedrooms. On the main level there are two bedrooms. One is accompanied with an Ensuite. There is a second full bathroom in the hall way just outside of the bedrooms.
On the lower level, the bottom of the stairs open up into a secondary living space. Accessible through this area is a bedroom with a large bunk bed and a door to the backyard. Beyond this living space you will find the grand master bedroom with a beautiful view of the river.
The lower level is also equipped with a dedicated work space, foosball room, ping pong table and out door recreational activities!
All indoor furniture is to remain indoors. Please do not move outdoors. If indoor furniture is moved outside, an additional fee will be incurred to cover any damages.
RULES TO AGREE UPON ONCE RENTING THE COTTAGE:
1. Absolutely no smoking/vaping inside the cottage 2. Please ensure you clean up after your four-legged friends 3. Ensure pets are not on cottage furniture & beds. A lost deposit or additional cleaning fee will be required should there be damage done to the property because of your pet. $100 per dog. 4. Quiet hours after 11:00 p.m. Be mindful of neighbours. 5. Please do not wear shoes indoors 6. No parties/events are to be held at this property unless otherwise determined between host and guest. 7. Please remove your garbage at the end of your stay. While enjoying your stay, ensure garbage is not left around, as this will attract animals. You will be charged a garbage removal fee of $250 if garbage is left after your stay. 8. Please do not jump off high areas or rock edge(s) due to safety. 9. Please do not burn candles. 10. Ensure fire is fully extinguished. 11. | We really enjoyed our stay at Erin's cottage. There were several advantages over other cottages that we have rented. Two fridges, two distinct living room areas so that TV watching could be going on downstairs while cards or reading was happening upstairs and lots of water toys and kayaks and paddle boards. It was our first time on a river rather than a lake and we loved ?the vibe?.

| We had a wonderfully relaxing stay at this cottage. The renovated interior is bright and clean, and decorated with modern furniture and accessories, and in calming colours. The kitchen is stocked with everything you could possible need to prepare and serve your meals. The property itself is quiet and quite private, with no docks directly on either side or in front of the property's dock. We enjoyed some of the activities available, including the kayaks, hot tub, fire-pit and air hockey table. The town of Huntsville is just 5km away, which is quite handy to shop, go for a meal, or just to explore the quaint town. The owners were really friendly and responded to questions we had quickly. We would not hesitate to recommend this cottage and hope to visit again in the future.

| Our recent stay at this river-side cottage was nothing short of spectacular. The cottage itself is gorgeous - meticulously maintained and beautifully decorated. The serene setting by the river offered breathtaking views and a peaceful ambiance that was the perfect escape from the hustle and bustle of everyday life.One of the standout features of this cottage stay was the incredible hosts. They went above and beyond to ensure that every aspect of my visit was perfect. They were accessible whenever needed, providing valuable local tips, ensuring the cottage was well-stocked, and promptly addressing any queries or concerns. Their friendly and approachable demeanor made me feel right at home, and it was clear they genuinely cared about their guests' experiences.
The cottage itself was immaculate, with every detail thoughtfully considered. The kitchen was fully equipped, making it easy to prepare meals, and the living spaces were cozy and inviting. I particularly enjoyed the evenings spent by the fire pit and mornings on the deck, soaking in the tranquil water views. The bedrooms were comfortable and provided a restful night's sleep, which was much needed after days filled with exploration and relaxation.
Overall, our stay at this cottage was truly exceptional. The combination of a beautiful location, a well-appointed cottage, and phenomenal hosts made for an unforgettable stay!

| As I opened the door to the cottage, I was immediately struck by the cozy ambiance and tasteful decor. The interior design exuded a sense of simplicity and elegance, with attention paid to every little detail. A beautiful card and a bottle of wine were on the countertop, waiting for us. Erin paid attention to all details and surprised us with wine for our 30th anniversary. The place was immaculate, with everything you needed, including complimentary Muskoka coffee. One of the most captivating aspects of the cottage was its breathtaking views, and every moment was a picturesque masterpiece. This is the best place we have ever been, and definitely, we will go next year. I highly recommend this place.

| We visited this past Monday to Wednesday with two families and two friends. The cottage was bright, spacious, clean and very nice! It has everything you could ask for. The cottage was very well equipped (in addition to what it usually comes with, it also has starbucks coffee, lots of board games, a separate game room, and even plenty of bucks spray. You can tell the owners are very thoughtful to make sure your stay is comfortable)! The outdoor BBQ area gives you a very nice view overlooking the backyard and the hottub was on the first floor was definitely a hit as well!
The backyard was very large with lots of privacy and space. There are lots of water activities as well. My family (with a 2 year old) went on the standup paddle board cruising through the river embracing the "muskoka style" scenery.
The layout of the house also worked out really well for us. Two families on the main floor in two separate bedrooms (one is ensuite) and you can go down to downstairs during the night to have as much fun without disturbing the sleep of the toddler and the baby. The bedrooms downstairs were also very nice, one came with a bunk bed, and one came with a king size bed. Three bathrooms in the house definitely make it very convenient for everybody! I also really enjoyed the large window view looking out to the backyard - very calming and beautiful.
Everybody had such a great time and it is highly recommended! One last thing to mention, the owner Erin is nice and responsive!
