Located on Lightning Point across from Indian Point Provincial Park. 5 bedroom open concept cottage sleeps up to 14 (2 per room bunk bed room sleeps up to 6). 2 bathrooms including main with whirlpool tub. Heated floors both bathrooms. Lots of seating including gorgeous screened in lanai porch. Comfortable cottage includes Bosch gas stove, dual ovens, dishwasher, Webber BBQ., Woodstove and heat pump. High speed wifi and cable. Large TV upstairs and down. Pool table. Hot tub outside, multiple level decks in shade and on waterfront. Yard treated with Mosquito Hero to make your vacation enjoyable for your guests and pets. Includes canoe, kayak and paddle boards with life jackets. Balsam lake on the Trent system (Lock 35) and one of the most cleanest lakes in The Kawarthas. Great boating, swimming (with walk in stairs) and fishing (walleye, muski, pike, bass). Local City of Kawartha Lakes bylaws state quiet time is from 11pm to 11am without exception. We have neighbors, and noise complaints will not be tolerated.
The private lake road speed limit is 40 km/h. Please obey the speed limit and be mindful of walkers, children and pet's on the road.
Pet's - we welcome pet's at the property. Please let us know at the time of booking if any pets will be joining you on your stay. Note $100 will be added to regular cleaning fee for pets. Please make sure dogs are kept on a leash when not on the property.
The house is on a septic system. As such, please do not flush any sanitary napkins or other items down the toilets.
Excessive Trash - The cleaning fee includes a normal amount of trash removal. If your group leaves an excessive amount of trash / recycling at the property we reserve the right to charge you for the removal. We expect to remove no-more than 4 bags of trash. Please take any addition with you IN addition, please place paper and glass/plastic in garbage bin by curb. Cleaning fee $100.
About Balsam Lake - Balsam Lake is situated in the Kawartha Lakes region of south-central Ontario near the town of Coboconk. It is famous for being the highest elevation ocean-navigable body of water on earth. Occupying the highest point on the Trent-Severn Waterway, water flows out of the lake at both connection points with the Waterway ? at the north-west end near Kirkfield and eastern end at Rosedale. The primary inflow to the lake is via the Gull River system which originates in Haliburton. - Balsam Lake has water that is noticeably clearer than many other lakes along the Waterway. - The maximum depth on Balsam Lake is 53 feet. - Balsam Lake is 48sq km in size. - Balsam Lake the least congested lake among the major lakes in the western Kawarthas. As with most recreational lakes, boat traffic is most noticeable on summer weekend afternoons - the lake is quiet and placid most other times.

| We just had a wonderful week with our family at the Avalon Cottage. The cottage is lovely and comes complete with everything you might need for a fun vacation. The view from the main room is stunning and the sunsets were lovely. The 3 season sunroom was the perfect spot for morning coffee or evening. The waterfront area had sun and shade, something that was important to us and great swimming. Paddle boards, canoe and kayak were available for our use as well. Keith, our host was excellent to deal with and always quick with a response to any questions. We look forward to visiting this lovely cottage again.
