DESCRIPTIONGENERAL DESCRIPTION | 3 Bedrooms |
 | Waterfront |
Located on the west shore of Kamaniskeg Lake, this single family, one storey, 3 season waterfront cottage is a 2 hour drive from Ottawa or a 3.5 hour drive from Toronto. Barry's Bay is 12 minutes away. It provides two grocery stores and many smaller stores for all your cottage needs. The property is situated in a small, recessed bay of this large lake that is part of a 90 km waterway offering many canoeing, boating, kayaking, and fishing options. There are many walking/ ATV trails nearby. The cottage is close to whitewater rafting, golfing and is about 45 minutes from Algonquin Park. The lake has three boat launches.
The nicely treed lot is level and set well back about 400 feet from the main road providing privacy, peace, and quiet. A long, flat, private driveway gives easy access to the lot and leads to an open parking area for 3 to 5 vehicles.
The south-east facing cottage offers a large wrap around deck (three sides) that is suitable for BBQ and dining activities while overlooking the open lake. The BBQ (new in 2024), and the deck's large dining table/chairs are great for your meals or for playing cards and games.
There is a second, full-sized deck that overhangs the water providing access to the private dock and a large, firm, sandy bottomed, weed free swimming area. There is a shallow entry into clear water at the shoreline, and it deepens from 3 to 4 feet at the end of the dock. A swim raft, further out in the bay, allows for more swimming, sunbathing or jumping and diving fun.
Brand new kitchen with lots of storage (Oct 2025) that has all new cupboards, countertop, sinks and taps.
The open concept living area has pine walls reaching a story and a half to a pine, and fully beamed cathedral ceiling providing that open comfy feeling. It also has a WETT certified Franklin stove for those cool evenings. A large picture window floods the dining area with a stunning panoramic view of the sun-soaked lake from morning until night.
There are 3 good-sized bedrooms.
There is a 3 pc bathroom with a new shower (Oct 2025). The vanity and toilet were also recently replaced.
In addition, the cottage has a sun porch with two walls of screened/glassed windows.
There are newer windows throughout. The main building and both outbuildings have new asphalt shingle roofs (Oct 2023 and 2025). One outbuilding is a storage shed located at the base of the driveway while the other is a pump house with additional storage and a small refreshments fridge found out front, on way to the lake.
The building is elevated on concrete block pillars. We have been told that the conversion to a 4 season cottage would be a simple task to close in the crawlspace and add insulation.
The main road is well maintained in the winter making access reasonably easy.
Other Points of Interest 1) The electrical service is 100 Amp with a mix of fuses and breakers. 2) The lot size is 117 ft by 296 ft. 3) Annual property taxes are about $3,300. 4) All buildings are wood construction with treated exterior wood siding. 5) Roofing is 40 year asphalt on all buildings. 6) Water is drawn from the lake. There is a kitchen water dispenser for large bottles of drinking water. 7) The cottage uses a well maintained septic system for waste that is serviced every 2 years.
