Become the owner of your own short-term rental chalet on the edge of a private lake. 3 chalets already built and furnished and in action (short-term rental) are currently for sale (chalets #4, #5 and #6). The next 2 chalets (#7 and #8) are already ready to build with their entrances already made and electricity already on site and will be built upon pre-sale only.
The internet and cellular network are functional throughout the domain and in each chalet.
We are keeping chalets #1, #2, #3, and #9 for ourselves, which are therefore not for sale.
Each chalet has 6 enclosed bedrooms, is good for 20 people and is sold all furnished, therefore operational for rental from day 1. Deposits already received for all future rentals will obviously be transferred to you upon purchase.
One of the VERY important criteria when buying a rental chalet is the neighborhood. In our case, this is not a problem, thanks to the immensity of our land! Our domain includes the lake as well as a good part of the surrounding mountains. In addition, each chalet is directly on the lake with its own dock, has its own CITQ permit, its own address and its own lot and can therefore be sold separately.
Each chalet rents between $150,000 and $225,000 per year.
Our offer is as follows:
$1,279,000 + tax per individual chalet (chalets #4, #5, #6, #7, #8)
N.B. Taxes are not applicable if you wish to continue rentals.
Located halfway between Montreal and Ottawa (1 hour for each city), there is absolutely nothing like it on the market! We have as many customers from Ontario as from Quebec! In addition, our lake has water quality tested in the laboratory and described as excellent, therefore in very good health without algae, cattails or water lilies.
